Buyers focus on imperfections, and can not get a sense of the space and how to arrange their furniture.  Vacant homes are made memorable, minor flaws no longer become the focus.  Depending on your needs, We can stage a few key rooms to full house staging – customizing a plan that fits your budget.

Our Process

Vacant Consultation

Once you have decided on our services. Our team begins with two options - A Home Staging Consultation or a Vacant Property Assessment. 

 

The key difference between these two services is that a consultation will give you, as the home owner, our recommendations for any updates that should be done prior to staging the property, These updates may include everything from: paint colors, to flooring & fixture recommendations.

 

If a property is already updated and freshly painted then a property assessment is a better choice. For this service, one of our team members will visit the property for 30 minutes -  1 hour to take pictures and make notes in order to create a successful staging design plan.

Full Home Stage

This is where home staging comes in. Homes that have been professionally staged spend 90% less time on the market. 

 

 Buyers view professionally staged listings as “well-maintained”, and are willing to pay more for a move-in ready home, In fact, a staged home will sell, on average, for 6.5% higher than an un-staged home, according to the Real Estate Staging Association.

 

Home staging will help a home to sell for more money, but it is still subject to market restrictions, and will only sell for what someone is willing to pay for it. Think of home staging a part of your marketing strategy. It is not about decorating a home, but instead it is about showcasing the features of the home, and selling buyers on the lifestyle and experience of living there.

A Full vacant stage, will help to eliminate the distractions, and create an experience for your buyers, where as an empty room can create a disconnection.

Some rooms are small or unusually shaped, buyers will find these rooms especially difficult to envision and will usually underestimate their potential.

 

A Full home staging will always provide the greatest return on your investment. However, if your budget will not allow for this, Occupied Staging is another option.

Light Cleaning

Once the staging has been completed, our decorators will be performing light cleaning duties to the furniture as well as the home to ensure that your house is "Picture Perfect" to show its best features.
