Occupied Home Staging
Ready to Sell but don’t know where to start and quite frankly would rather someone else just do it? This is the perfect plan for you! We start with a detailed room by room staging consultation which we will analyze and prioritize a full house (exterior and interior) staging plan. Then provide you with an estimate that includes Birch and Sage Home Staging staff staging your house, utilizing your existing furniture/accessories or renting decorative updated furniture/accessories as necessary so that your home has that “I have to have it” look. We can do as little or as much as your budget allows.

Occupied Staging Consultation
The purpose of a staging consultation is to address the condition of the property prior to showcasing. The consultation is about condition rather than décor.
We will tour the property, take photographs and provide a thorough, customized room by room report of what needs to stay and which needs to be taken out of the home. Including recommendations with things to do such as necessary repairs, maintenance, cleaning, de-cluttering, painting and/or updates to capitalize on the best return on the property investment.

Occupied Staging
In the case of occupied staging – property owners continue to occupy and live in the premises during the selling process. Some furnishings and accessories belonging to sellers are used for showcasing the property. Occupied staging prices include staging & de-staging — labor, transportation / delivery, accessories, accent pillows, artwork, silk plants, lamps and carpets.

We have two options based on your needs - Standard Owner-occupied Consult which includes – full home evaluation including all notes regarding the suggested updates, repairs, furniture arrangements, paint colors, and decoration suggestions.

OR
Premium Owner - Occupied Consult includes – everything from standard consult plus MLS listing shared on our social media sites and day of photo prep.

Light Cleaning
Once the staging has been completed, our decorators will be performing light cleaning duties to the furniture as well as the home to ensure that your house is "Picture Perfect" to show its best features.
